Two of the NFL's most storied franchises are simultaneously building
new stadiums, marking one of the most significant moments of physical
transformation the league has seen in decades. The Kansas City Chiefs
have committed to a \$3 billion domed facility in Kansas, while the
Washington Commanders have unveiled renderings and an architect for a
\$3.7 billion stadium on the former RFK Stadium site in Washington,
D.C., according to ESPN and HKS Architecture.

Taken together, the two projects represent approximately \$6.7 billion
in stadium investment — anchored by public-private financing
arrangements that reflect the growing scale of what NFL franchises
require, and what state and local governments are prepared to offer, to
keep or attract a team.

The Chiefs' Move to Kansas

The Kansas City Chiefs announced in December 2025 that they will leave
Arrowhead Stadium — their home since 1972 — for a new domed stadium
in Wyandotte County, Kansas, according to ESPN. The facility is
projected to open at the start of the 2031 NFL season and will seat at
least 65,000 fans, approximately 10,000 fewer than Arrowhead.

Kansas lawmakers voted unanimously to authorize STAR bonds — Sales Tax
and Revenue bonds — to cover up to 70% of the project cost, estimated
at approximately \$2.4 billion in public financing, according to the
Kansas Department of Commerce. Chiefs owner Clark Hunt committed \$1
billion in additional private development funding. The team has named
MANICA Architecture and Populous as finalists for lead designer of the
new facility, per Chiefs.com, with a decision expected in early 2026.

The move ends more than two years of deliberation between Kansas and
Missouri. Jackson County voters rejected a sales tax extension that
would have funded Arrowhead renovations, and Missouri's competing
stadium plan — which would have covered up to half the cost —
ultimately fell short of what Kansas offered, according to Sports
Business Journal.

The Commanders' Return to Washington

The Washington Commanders are pursuing a return to the nation's capital
with a \$3.7 billion, 70,000-seat stadium on the site of the former RFK
Stadium, approximately seven miles from their current home in Landover,
Maryland. HKS was named lead architect in November 2025 and released
initial renderings of the project in January 2026, according to HKS.

The design envisions a neoclassical structure with a transparent roof, a
colonnade perimeter, and expanded waterfront and park access along the
Anacostia River. The DC Council approved the deal 11–2 in September
2025, with the District committing more than \$1 billion in public
funds, according to KCUR. Vertical construction is expected to begin in
spring 2027, with full completion targeted for 2030.

A League-Wide Pattern

The Chiefs and Commanders represent the most visible examples of a
broader NFL stadium cycle. Multiple franchises across the league are
evaluating aging venues, pursuing new builds, or negotiating public
financing packages. The pattern reflects both rising franchise
valuations and the modern NFL stadium's function as a year-round
entertainment venue — capable of hosting Super Bowls, college
championships, concerts, and major events well beyond football season.

Chiefs president Mark Donovan has already indicated the team intends to
bid aggressively for a Super Bowl once the new Kansas facility opens.
The Commanders, returning to Washington after nearly three decades in
Maryland, see the RFK site redevelopment as a catalyst for broader
neighborhood transformation along the Anacostia waterfront.
